<h2>When Should You Use a Time and Materials Contract?</h2>
<p>Again, a T&amp;M contract is ideal for a project without a clear or <a href="https://www.projectmanager.com/blog/making-a-construction-estimate">accurate estimate</a> of the time and costs involved. There’s no point in using a fixed-price contract unless there is a way to determine the cost. And a cost-reimbursable contract would be impossible to determine without knowing the exact time and materials required to execute the work.</p>

T&amp;M contracts are used when plans are not precise enough to use a fixed-price contract (because there is no definite price for the work.) Instead, contractors are reimbursed for any materials purchased and given a day or hourly rate for their labor.</p>

<h3>Time and Materials Contract vs. Guaranteed Maximum Price (GMP) Contract</h3>
<p>A guaranteed maximum price contract sets a maximum price to be paid by the employer to the contractor for a project, regardless of the time and costs. Therefore, the contractor assumes responsibility for delays and all extra costs. However, this shouldn’t be the case, as contractors can use construction project management software to make accurate project estimates and have a good understanding of project timelines and budgets.</p>

There’s a site assessment, commercial building inspection and perhaps most importantly, a property condition report, which is part of what’s called a property condition assessment report (PCA report).</p>
<p>To understand the importance of a building condition report, we’ll first define it, show who makes it and when in the commercial real estate cycle it’s done. We’ll show what should be included, illustrate how it works with a property condition example and even include a free downloadable template to get you started.</p>
<h2>What Is a Property Condition Report?</h2>
<p>A property condition report is a document that assesses the physical condition of a property. <p>What is quantity takeoff and when should this process happen in the construction project management cycle? We’ll address those questions, note who should be involved in the process, how to do it and why it’s so important.</p>
<h2>What Is Quantity Takeoff in Construction?</h2>
<p>Quantity takeoff (QTO) in construction refers to measuring and listing the quantities of materials, labor and resources required for a construction project. This detailed assessment estimates the cost, time and materials needed to complete the work. It involves identifying, counting and measuring all project items, such as concrete, steel, pipes, wiring and more.</p>
<p>The primary goals of a quantity takeoff are to accurately estimate costs by determining how much of each item is required, planning procurement to ensure that enough materials are ordered in the right quantities at the right time, scheduling projects by understanding the scale of materials and labor required and helping contractors with the bidding process to prepare competitive bids for construction projects.</p>
